A large mid Victorian department store in the centre of Wallingford, trading over three floors, in the same ownership as Champions. While grade II listed, the building had been extended several times during the C20th, in various materials and to varying standards.  Carroll Architects and Surveyors designed a scheme for residential conversion of the upper floors to provide nine flats. In order to secure planning and listed building consents for the proposals, Carroll Architects and Surveyors carried out a full historical analysis of the building to produce a Heritage Asset Statement to guide the detailed design and provide a sound basis for the design rationale.

As work progressed on site, significant structural issues became apparent with the retained historic buildings, adding considerably to the numerous construction challenges involved in working on a town centre site sitting between two main roads.  Substantial parts of the upper floors have had to be rebuilt, with a new steel frame being constructed over the retained ground floor masonry. Nonetheless, the contract is now nearing completion with cost increases kept to a minimum by careful monitoring and a responsive and flexible approach to resolving detailed design issues on site with the contractor.
